A detached newly refurbished property in the centre of Abererch village which is a very short drive (about 1.5 miles) from Pwllheli. The location of the property is ideal for easy access to the Hafan yachting marina at the east end of Pwllheli – probably quicker to get to from here that some properties that are actually IN Pwllheli! The village is inland but you can walk from the house across an ancient bridge over the afon Erch river and over the A497 to a lovely dandy beach on Cardigan Bay – a 12 to 20 minute beach walk takes you to Pwllheli marina and the Sailing Club.  The village shop of Abererch has long since closed and now the nearest shop is the Asda supermarket in Pwllheli! The property was on Shaw’s Holidays letting list for decades and as now been totally refurbished internally especially for returning to the holiday market in 2011. 99% of the furniture is new as is the fitted kitchen and solid oak flooring of the ground floor.

ACCOMMODATION: Three bedrooms. The first two have king sized double beds and the third is bunks with a single above a double and this room also has a TV and DVD player.  A cot and high chair are provided as are easily removable stair gates that you fit yourselves if required. Bathroom with a very good sized shower cubicle. Additional ground floor w.c. Utility room with a washing machine and a tumble dryer. The new kitchen/dining room includes an electric over with a gas hob, microwave, fridge-freezer, dishwasher, dining table and electric fire. Lounge with a double sofa bed, flatscreen TV with Freeview Channels, DVD player and an electric fire. The front garden has a lawn with parking for many cars, jet skis and boats on the drive. Plans are in hand for the provision of an external wet room shower for 2012 and beyond which will make the property even better for the sailing fraternity. Parties of walkers, golfers, birdwatchers etc equally as welcome. The fee includes an initial supply of electricity and gas for the central heating and then a card/key is required by extra top ups at many stores in Pwllheli.  Bed linen can be provided for a small additional charge which is payable locally.

The property is available at under full market value in 2011 as it is returning late to Shaw’s portfolio of property. The fees for 2012 will be at the proper market value for a quality property.  CHANGEOVER DAYS ARE A FRIDAY
